Sandy Bay, Hobart
Nominated in the Residential Window or Glass Project Under $80,000 category of the 2026 AGWA Design and Industry Awards, this Sandy Bay residence is a thoughtful example of blending old and new. Preserving the history and street presence of the original cottage was central to the project, while the new extension called for abundant natural light, modern functionality and improved performance.
At the front of the home, the original timber windows were no longer functioning effectively and allowed air to leak through the frames. Titane Windows and Doors replaced them with uPVC double-glazed windows that retain the cottage’s traditional character while providing improved thermal and acoustic performance, practical ventilation and no need for ongoing repainting.
The new extension takes a distinctly modern approach. Kömmerling C70 uPVC frames, featuring a minimal 53 mm profile, maximise the glazed area and allow the frames and jambs to sit discreetly within the interior finishes. The resulting clean sightlines help sunlight and warmth fill the living spaces while creating the open, spacious feeling requested by the owners.
A Kömmerling PremiLine stacking door system was used to create a large opening between the living areas and outside. Its low-profile track minimises the threshold, while the configuration allows the door to open from either direction for convenient access from both the kitchen and living room. The system combines effortless operation with strong thermal insulation.
Originally specified with aluminium windows, the project moved to uPVC frames and Low-E double glazing to complement the home’s hydronic heating and newly insulated walls and roof. This achieved U-values as low as 1.8, helping the home retain warmth and comfort. Detailed CAD planning was also used to coordinate every wall, floor, ceiling and joinery junction with the builder, ensuring the windows fitted precisely and the installation proceeded without problems.
